I used to name obstacles in my life as excuses for playing small. It made me expect less of myself. Those around me were sympathetic. It made logical sense in my mind why I was stuck.⠀⠀⠀⠀⠀⠀⠀⠀⠀

But, I was sick of being the victim and blaming circumstances. I decided to take my power back. Instead, I named the same obstacles as REASONS I am lit up. I was able to transcend victimhood to become the protagonist and hero of my life story.⠀⠀⠀⠀⠀⠀⠀⠀⠀

I had absolutely no real estate experience and felt like I didn't have anything to contribute. All I could do was listen, since I was too shy to speak.⠀⠀⠀⠀⠀⠀⠀⠀⠀
Still, I showed up. I knew that the discomfort meant growth. And I kept showing up.⠀⠀⠀⠀⠀⠀⠀⠀⠀

I regularly host real estate events with members of the RE community that I call my FRIENDS! We have over 1,100 members in the real estate club that @alicejoyk and I founded. I've since hosted and attended HUNDREDS of events. I work closely with one of the first people to talk to me at that first event @im_seanpan (thanks bro!) at @cvlending. I've met business partners, mentors, collaborators, amazing professionals and investors by putting myself out there all these years.⠀⠀⠀⠀⠀⠀⠀⠀⠀

Investors typically use hard money loans to acquire properties fast - these loans close in 5-10 biz days usually. These loans also have fewer requirements than conventional banks, because the value of the property is what is used to qualify, not the income of the individual.

A 1031 exchange is a swap of properties that are held for business or investment purposes.⠀⠀⠀⠀⠀⠀⠀⠀⠀

In effect, you can change the form of your investment without (as the IRS sees it) cashing out or recognizing a capital gain. That allows your investment to continue to grow tax-deferred.

There's no limit on how many times or how frequently you can do a 1031. You can roll over the gain from one piece of investment real estate to another, to another, and another.⠀⠀⠀⠀⠀⠀⠀⠀⠀

Celebrating closing our first deal together last week!! This home went pending after just ONE day on the market, selling 200k over asking! Swipe for the before and after 😉
A few things I learned on this deal:
- Take action! I held off on taking action for so long, even when I knew the steps I needed to take, and really wish I got started earlier. With action came feedback, and I was able to hone in on my process to make finding deals easier.
- Consistency is key. This deal came to us after a follow up email. Don't give up and keep in touch with your contacts regularly.
- Be conservative with numbers and stand your ground - we said no to many deals before this one, and only made the offer at the price we wanted.
- Partners are everything. I wanted to work with @transformrealestate because I know of Elisa's integrity and reputation firsthand over the years. She has been so gracious throughout the whole project and I learned SO much from her. I definitely couldn't have done this on my own.
Overall, beyond grateful to Elisa and so happy how this turned out.

DSCR is important in order to better understand the cashflow potential of your deal when taking into consideration your monthly costs. The number is also important when getting a loan from a hard money lender such as Conventus.⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
As a rule of thumb, you should always aim for your BRRRR or long term rental to have a DSCR minimum of at least 1.15 to ensure you get the best interests rates possible. ⠀⠀⠀⠀⠀⠀⠀⠀⠀

We still finance rentals with a DSCR of between 1 to 1.15, but in general lenders will prefer that your property has a DSCR of above 1.15 so that they know you have a margin for error in case anything unexpected comes up.⠀⠀⠀⠀⠀⠀⠀⠀⠀

2020 was definitely NOT what I expected. This year has been tough for many - but through these challenges, I've discovered the resilience and beauty of the human spirit. The outpouring and love and kindness has been so heartwarming to witness. From neighbors offering to purchase groceries for seniors, to friends dropping off gifts to cheer each other up, to those making sure the homeless is taken care of on the streets - this world is filled with these compassionate acts when you notice.⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
This year, one of the most important lesson I learned was how asking empowering questions can shift reality. ⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
When all of my events were cancelled, and real estate seemed to be at an uncertain place, I stopped asking "why is this happening?" and started asking "how can I make the most out of this time and situation?"⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
After asking these questions, I:⠀⠀⠀⠀⠀⠀⠀⠀⠀
- Finally started my own business, Venus Ventures, something I've wanted to do for 5+ years, and worked on two investment projects in San Jose.⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
- Moved all of my things into storage and explored island living in Waikiki, Hawaii while working remotely.⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
- Closed more deals than ever at Conventus, and got promoted to Head of Sales.⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
- Started meditating daily, morning and night, which contributed significantly to my personal and spiritual growth.⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
I say this because if I can shift out of my negative mindset, anyone can. ⠀⠀⠀⠀⠀⠀⠀⠀⠀

In high school, I thought it was me against the world, and sometimes slept 12 hours + per day just to escape reality. I know what it's like to not want to get up in the morning.⠀⠀⠀⠀⠀⠀⠀⠀⠀
